Three documents, in plain words

Document 01

Installation certificate

For new work. Lists every circuit we installed, what we tested it at, and the readings we got. This is the one your solicitor asks for when you sell.

Document 02

Condition report

For existing work. Codes each fault C1, C2 or C3, in order of how dangerous it is, with a plain English line under each so you know what you are reading.

Document 03

Minor works certificate

For a single added socket or light. Small job, small document, still issued. If someone does not give you one of these, they did not test it.

Landlords

Your EICR is five years, not forever.

Rented homes in England need an inspection at least every five years, and a copy of the report goes to the tenant within 28 days. We book the whole portfolio in one run and send you the reports as one zip.

EV charging

We survey the fuse before we sell you the charger.

Half the quotes people bring us are for a 7kW unit the incoming supply cannot actually carry. We check the main fuse rating and the load first, then tell you which charger will work and what it costs to get there. Sometimes the answer is that you need the network operator first, and we will say so.
